High Returns

My last property was featured on a networked TV property programme in February 2015. It was bought at an auction for £20,000 and I spent about £20,000 on refurbishment costs. This property was then valued at between £57,500 and £60,000 by local estate agents. Taking my fees and costs on this example would have amounted to about £5,000 leaving a potential profit for an investor of at least £12,500.

Taking the estate agents rental estimates of £325 per calendar month, this would give an annual income of £3,900 or a yield of 8.7%.

Properties Required

Houses needing renovation are required throughout south Wales. These properties may be purchased via Estate Agents, Auction Houses or private individuals and will generally be two or three bedroom terraced houses.

Specialist Trades

The refurbishment process requires the services of local professional building trades who take responsibility for meeting all the latest building regulations. This includes the following:

  • Plasterers - CITB NVQ qualified
  • Plumbers - Competent Persons Scheme, e.g. NAPIT
  • Roofers - NFRC / FMB / CSCS
  • Window installers - FENSA approved
  • Gas fitters - Gas Safe contractors
  • Electricians - NAPIT / NICEIC "Part P" certified
  • Builders - FMB / CSCS
