To be featured on a popular UK TV property programme, I provide a service for people wishing to invest in property in south Wales, but who would prefer someone else to do all the work. This includes the following:
- Shortlisting of properties with high return potential
- Dealing with purchase whether from an estate agent or auction
- Project management of refurbishment from start to finish
- Arranging for sale or letting of the completed property
I have a team of tradesmen to carry out the specialist work required during renovation. This includes plastering, plumbing, roofing, window installation, gas and electrical installations, and general building work.

My last property is to be featured on a networked TV property programme in February 2015. It was bought at an auction for £20,000 and I spent about £20,000 on refurbishment costs. This property was then valued at between £57,950 and £60,000 by local estate agents. Taking my fees and costs on this example would have amounted to about £5,000 leaving a potential profit for an investor of at least £12,950.
Taking the estate agents lower rental estimate of £350 per calendar month, this would give an annual income of £4,200 or a yield of 9.3%.
Houses needing renovation are required throughout south Wales. These properties may be purchased via Estate Agents, Auction Houses or private individuals and will generally be two or three bedroom terraced houses.
The refurbishment process requires the services of local professional building trades who take responsibility for meeting all the latest building regulations. This includes the following:
- Plasterers - CITB NVQ qualified
- Plumbers - Competent Persons Scheme, e.g. NAPIT
- Roofers - NFRC / FMB / CSCS
- Window installers - FENSA approved
- Gas fitters - Gas Safe contractors
- Electricians - NAPIT / NICEIC "Part P" certified
- Builders - FMB / CSCS
